大埔宏福苑不是一般的私人物業，屬居屋屋苑，是政府以低於巿價並扣除地價後出售的公共房屋。屋苑在1983年入伙，主要屬兩房單位，實用面積最小430呎。當中有451個單位已補地價（香港居屋以優惠地價降低成本，但在具備完全上市交易資格前需要補回地價差異），即有近八成單位尚未補價，代表不能自由轉讓業權。根據金融管理局向銀行收集的數據，宏福苑的住宅按揭約有300宗，未償還貸款金額約5.4億（港元，下同）。

Stream implementations can and do ignore backpressure; and some spec-defined features explicitly break backpressure. tee(), for instance, creates two branches from a single stream. If one branch reads faster than the other, data accumulates in an internal buffer with no limit. A fast consumer can cause unbounded memory growth while the slow consumer catches up, and there's no way to configure this or opt out beyond canceling the slower branch.
